Over 100 m2 of living space on a property of 1950 m2, equipped with a sand riding rink and horse stables for 5 horses, as well as a tack room. There is also a wooden stable for five horses with a trainer's room/tack room, a 17 m × 30 m sand riding arena, and a summer gazebo with a small pond.

The house has two bedrooms, each one with a separate bathroom, a large kitchen with two additional small rooms — a washing room and a pantry — and, under the dome, a large circular living room (7 m in diameter, 6.5 m high) with a 180-degree view out through huge French windows from southeast to northwest. There is also a semicircular second level, open to the living room (a mezzanine), which is also used as a bedroom. At present the living room is divided by a bar counter, and the kitchen is partly equipped for a café or a food-production workshop, with a ready technical design for a "home workshop for drying and preserving fruit and vegetables, with a retail section."

The plot lies about 400 m from the regulation boundary of the town of Pavel Banya and has had its status changed to residential; the house has all its documents and the right of use (Act 16). To build the infrastructure up to the house, a second property was specially purchased, through which it becomes possible to reach the main road via a gravel road, which is included in the sale. Water and sewerage have been laid, allowing the water to be used commercially as well (e.g. a guesthouse, café, restaurant), although there is also a legalised borehole with high-quality water. Electricity is supplied by EVN (three-phase), and the sewage is connected directly to the town's sewerage, which runs through the plot.

The town of Pavel Banya is known for its hot, healing mineral waters and its balneo-tourism complexes.

The house is located just outside the town of Pavel Banya — in the Rose Valley, the central part of Bulgaria, a town famous for its hot mineral springs and spa centres. The next big city is Kazanlak, 20 km away. About that far are the famous Thracian tombs near the historic town of Shipka.

The house sits in the middle of a pasture in flatland just south of the bed of the river Tundzha (300 metres away). To the north, just a few kilometres away, is the Balkan Mountain; to the south is the Sredna Gora mountain. 2 km to the east and you are at the Koprinka dam — a huge body of water, great for fishing, windsurfing and other water-related activities. 200 km to the capital, Sofia, and 200 km to Burgas and the Black Sea.
